What’s Ahead For Mortgage Rates This Week – December 18, 2023

What's Ahead For Mortgage Rates This WeekWith both CPI and PPI reports well within expectations, there is a favorable reception across the broader market spectrum that these reports are a strong sign that the Federal Reverse will begin rate cuts in 2024. A soft landing for the economy is the primary goal of the Federal Reserve, and it would seem their measures have had the intended impact with the Jobless claims seeing a recent new low and many of the primary economic signals pointing to a stable 2024.

Consumer Price Index

The numbers: The cost of living rose a scant 0.1% in November thanks to lower oil prices, but another key measure of inflation showed higher costs of other goods and services such as rent and used cars. After being unchanged in October, the U.S. Bureau of Labor Statistics reported today that over the last 12 months, the all items index increased 3.1 percent before seasonal adjustment, which were all falling within expectations.

Producer Price Index

The numbers: U.S. wholesale prices were unchanged in November in another sign of gradually easing inflation. Cheaper gasoline gave a big assist to the benign inflation report, but prices in most major categories were also muted. Economists polled by the Wall Street Journal had forecasted a 0.1% increase in the producer price index.

Primary Mortgage Market Survey Index

  • 15-Yr FRM rates seeing a week-to-week increase by 0.09% with the current rate at 6.38%
  • 30-Yr FRM rates seeing a week-to-week decrease by -0.08% with the current rate at 6.95%

MND Rate Index

  • 30-Yr FHA rates seeing a -0.29% decrease for this week. Current rates at 6.14%
  • 30-Yr VA rates seeing a -0.30% decrease for this week. Current rates at 6.15%

Jobless Claims

Initial Claims have decreased to 202,000 compared to the expected claims of 221,000. The prior week was 220,000.

What’s Ahead

The data release of the CPI and PPI leave next week with a much less notable schedule, with most of the important releases being the usual Jobless Claims and Personal Income Spending. Following in importance is the Consumer Confidence reports expected to be released on Wednesday.

Appliance Therapy: What to Do If Your Dishwasher Is Terrible at Cleaning Your Dishes

As kitchen appliances go, there are few loved more than the dishwasher. They can be a major time saver – that is if your dishes are coming out clean. Let’s take a quick look at a few steps you can take if your dishwasher is not doing its job.

Give It A Good Cleaning

It may seem a bit strange to think about having to clean the dishwasher, but they do require maintenance from time to time. Grease, bits of food, and leftover detergent can all build up, leading to reduced performance.

Here’s one cleaning recipe to try. On the top rack of the dishwasher, place a cup of white vinegar in a dishwasher-safe container and run a cleaning cycle. Once it has finished, sprinkle a cup of baking soda around the bottom of the dishwasher, and run it again.

Check That You’re Loading It Correctly

You might be surprised to learn that there are ‘right’ and ‘wrong’ ways to load a dishwasher. And that loading instructions vary between different models. If your dishes are not coming out sparkling clean, see if you can track down the operator’s manual. Follow the manufacturer’s instructions for how to load the dishes in the dish racks. This is a simple step that might fix the problem.

Check That The Drainage Is Clear

Although you can’t see anything clogging the inside of the drain filter, that does not mean that the drain itself is clear. Most dishwasher models allow you to take the internal drain assembly off so that you can get to the drain without having to pull out the dishwasher. If yours does, it is worth taking some time to get in there and clean out the gunk. A partially blocked drain will lead to dirty dishes. A fully-blocked drain can lead to a messy catastrophe.

Still Not Working? Make The Call

If you have exhausted the list above and your dishwasher still isn’t working correctly, it is time to call in an appliance repair professional. If you continue to use the dishwasher, it may end up failing and causing water damage to your kitchen flooring. Why Most People Use A Real Estate Agent Or Broker To Buy A Property

One might wonder if the continued increase in accessing online information about properties for sale has removed the need for working with a qualified real estate agent or broker. It has not.

The trends reported by the National Association of REALTORS® (NAR) are interesting. Buyers are finding a home to purchase by searching online in larger numbers than before. In the NAR survey of homebuyers, the home was found online by the buyer for more than half of the homes purchased, with only 28% of the homes purchased suggested to the buyer by a real estate agent.

Even so, NAR also reports that 87% of buyers made their home purchase with the help of a real estate agent or broker. 

The explanation is surprising. One is the cost of buying a home that is for sale by owner (FSBO) may be very close to the price of the same type of home bought with the help of a real estate agent. An FSBO home sale may put a little more money in the pockets of the seller but little of that savings on the real estate commission goes to the buyer. Moreover, the FSBO process creates a disadvantage when trying to market a home without a real estate professional’s help. These trends are making FSBO properties decrease.

Additionally, using a real estate professional may help the transaction go more smoothly. A real estate agent handles the buying and selling of properties all the time. A homebuyer does this less often and therefore may not have the skills to manage a real estate transaction effectively.

Summary

When buying a home, it is the preference of the vast majority of buyers to work with a real estate professional. The process is likely to be easier with less chance of costly mistakes. The price paid for the home will likely be around the same as trying to close a deal without the benefit of using a real estate agent.

For sellers of a home, working with a professional real estate agent comes with advice about market pricing, how to stage a home for better resale value, and the benefits of using effective marketing strategies that get the home seen by more prospective buyers.

For buyers and sellers, it becomes clear that working with a real estate agent is vastly preferable. This is why so many are using the services of a licensed professional to buy or sell a home.
